- Preheat the oven to 425°F (220°C). Line your muffin tins with paper liners.
- Whisk together the flour, baking powder, baking soda, apple pie spice, and salt in a medium bowl.
- Beat together the unsalted butter, vegetable oil, granulated sugar, and light brown sugar in a large bowl using a hand mixer.
- Add the eggs and vanilla extract, and mix until fully incorporated.
- Pour in the buttermilk and mix until just combined.
- Combine the dry flour mixture with the wet ingredients and stir gently until just blended.
- Toss the finely diced Granny Smith apples, granulated sugar, and apple pie spice in a small bowl.
- Fold the apple mixture into the muffin batter using a spatula.
- Scoop the batter evenly into the muffin cups.
- Mix the granulated sugar and ground cinnamon together in a small bowl.
- Brush the tops of each unbaked muffin with melted butter, then sprinkle the cinnamon-sugar mixture on top.
- Bake the muffins for 18–20 minutes, or until a toothpick comes out with a few moist crumbs.
- Cool the muffins in the pan for 5–10 minutes, then transfer them to a wire rack.
